Booking & Policies

What are check-in and check-out times, and can we check in early?

Check-in is 4:00 PM and check-out is 10:00 AM. A 1 PM early check-in or late checkout is occasionally possible, depending on the cleaning schedule between guests, and it is not an option you can add at booking. Message Julie with your dates and she will let you know whether she can approve it; if she can, she will arrange the $65 plus tax fee with you and confirm the day before your arrival or departure.

Is there a minimum stay?

Minimum stay varies by cabin and by season. The booking calendar shows the minimum for your dates as soon as you select them, so you will see it before you get to checkout.

Do you offer discounts or coupon codes?

We aim for competitive, fair pricing on all three homes year-round, so our advertised rates stand as they are. Booking direct is already the best value, since it skips the platform service fees and carries a lower pet fee. From time to time we share a discount code with repeat guests who book direct and are on our mailing list, and if you have one you are welcome to apply it at checkout.

Can we change our reservation after booking?

Usually yes. Adding a night, adding a dog, or adding a guest within the cabin's limit are all common. Send us the change and we will reply with an official change request or invoice showing the updated total, so everything stays attached to your reservation.

When is payment due?

Reservations are confirmed with a payment of at least 50% of the total. The balance is due on the date shown in the cancellation policy on your reservation, and if you book inside that window the reservation is simply paid in full at the time of booking.

What is the cancellation policy?

You receive a 100% refund when canceling 30 or more days before arrival, and a 50% refund up to 14 days before arrival. Optional travel insurance is available through independent providers if you want coverage beyond that.

Is there an age requirement to book?

Yes, the primary guest must be at least 25 years of age to book, and that person needs to stay at the property for the reserved dates.

How many guests can stay, and can we celebrate something special?

The guest count listed for each cabin is the maximum and it includes children. Birthdays, anniversaries, family reunions, and holidays are exactly what these homes are for, and no special permission is needed as long as your group fits within the guest limit. Our cabins are private homes rather than event venues, so weddings, receptions, parties with additional visitors, and gatherings that exceed the guest limit are not permitted.

Is smoking allowed, and are there quiet hours?

All three cabins are non-smoking properties. That includes smoking, tobacco, and vaping products anywhere inside the home, which is how we keep every cabin fresh for the next guest. Quiet hours run from 10:00 PM until sunrise out of respect for the neighbors, which tends to take care of itself once you hear how quiet it gets up here.

Why should I book direct instead of through Airbnb or VRBO?

Same cabins, best available rate. Booking direct skips the platform service fees, the pet fee is lower ($90 plus tax per dog versus $103.50 plus tax on Airbnb), and you are booking with the owners who personally manage every stay rather than a call center.

Getting Here & the Area

How far are the cabins from Boone, Blowing Rock, and the ski areas?

Legacy View Lodge is closest to town: about 13 miles from Boone, roughly 4.5 miles from downtown Blowing Rock, about 8 miles from both Appalachian Ski Mountain and Grandfather Mountain, and only a couple of miles from the Blue Ridge Parkway. Cloud 9 is about 17 miles from Boone, 26 from Blowing Rock, 25 from the Blue Ridge Parkway, and 12 miles from Watauga Lake. Eagles Peak is about 17 miles from Boone, 23 miles from skiing, and sits right above the lake. Each cabin page lists its own drive distances in the Nearby card.

What is the weather like, and will we see snow?

Every cabin page has a Typical Weather panel: pick your travel month and it shows that cabin's historical average high, low, and typical conditions. Summer means the lake and long green views, fall color usually peaks in October, winter often brings snow somewhere between December and March, and spring runs green with the waterfalls full. For the live forecast closer to your trip, the Weather Channel's Boone, NC forecast covers the High Country well.

Do we need four-wheel drive?

For most of the year a regular car is completely fine. All three cabins are reached by mountain roads, and the final stretch up to Cloud 9 turns to gravel. For winter trips we recommend four-wheel drive or all-wheel drive and some comfort driving on snow and ice, since conditions can change quickly at elevation and higher elevations can see snow a little earlier and later than the calendar suggests.

Will GPS get us there?

Usually, though mountain GPS can get confused on the last stretch. Written directions are included with your arrival details, and we recommend following those for the final turns. It is worth screenshotting them before you head up, since cell service can be patchy on the way in.

What is nearby for food, groceries, and things to do?

Our Area Guide covers the waterfalls, vineyards, small towns, scenic drives, and attractions we recommend most, with distances from each cabin. After you book, we also send a personal recommendations message for your specific cabin, covering the closest grocery stores, our favorite restaurants, and local activities. Day to day, grocery stores, gas stations, and restaurants are an easy search away: Boone and Blowing Rock serve Legacy View Lodge, and Mountain City and Butler serve Cloud 9 and Eagles Peak.

Is Eagles Peak on the lake, and can we bring a boat?

Eagles Peak sits on the hillside just above Watauga Lake with a wide open lake view from the deck, and lake access is right across the road at a community dock with a boat slip. A canoe with life vests is included with your stay, and there is boat and trailer parking at the bottom of the driveway. One honest note for winter travelers: the TVA lowers Watauga Lake during the colder months, so the water sits lower than in the summer photos, though the view is every bit as good.

Bringing Dogs, Kids & Everyone Else

Are the cabins pet-friendly?

Yes, all three cabins welcome dogs, and there is no weight limit, so big dogs are just as welcome as small ones. The pet policy allows up to 2 dogs and the fee is $90 plus tax per dog, per stay when you book direct, versus $103.50 plus tax on Airbnb. The limit is 2 dogs per stay, dogs only, no pit bulls, and leashed outdoors. If you are hoping to bring a third, reach out before booking and we will let you know whether we can approve it.

Are the cabins good for kids?

Very. All three are stocked with baby safety gates, step stools, a booster seat, children's dishes and utensils, and toys, books, and games. Legacy View Lodge adds a pool table and game rooms on two levels, Cloud 9 and Eagles Peak each have a foosball table and Xbox, and Cloud 9 and Legacy View have cornhole outside. Legacy View Lodge sleeps 13, which makes it the usual pick when several families travel together.

What if stairs are difficult for someone in our group?

All three cabins have a primary bedroom and full bath on the main level, along with the main kitchen and living space, so a comfortable stay is possible without going upstairs at all. They are mountain homes, so expect a few steps to reach the front door, and the additional bedrooms, lofts, and lower levels are reached by stairs. Each cabin page lists the full sleeping arrangements by level.

Before You Arrive & at the Cabin

Do we need to sign anything before our stay?

One thing: a rental agreement, which takes a couple of minutes to sign online. You are welcome to read the full agreement before you book. It also collects the names and ages of everyone staying and the vehicles you are bringing, which confirms who is at the property and that there is parking for everyone. Optional travel insurance is recommended as well, and we provide links to independent providers who offer it.

What will you send us before our stay?

Quite a lot, and it is designed to answer your questions before you have to ask them. After booking you will receive a confirmation, then a link to sign the rental agreement along with two short check-in questions, then an Important Information message covering the address, what is provided, hot tub instructions, and checkout instructions. A day later comes a personal recommendations message with grocery stores, restaurants, and local activities for your cabin. Two days before arrival you get your door code, turn-by-turn directions, and WiFi details, and the morning before checkout you get the checkout instructions.

How do we get into the cabin, and what if the code doesn't work?

Every cabin has keypad entry, so there is no office to stop at and no key to pick up. Your code is unique to your stay and arrives by email and platform message between 4:00 and 4:30 PM Eastern two days before check-in, along with turn-by-turn directions and the WiFi details. It stops working after checkout. If a code ever does not take, call or text and we will get you in right away, and each cabin also has a lockbox with a backup key.

What is provided when we arrive?

Beds are made up with clean sheets, blankets, and comforters before you arrive, and there is a bath towel and washcloth for every sleeping spot in the house. The kitchen is fully equipped and there is a washer and dryer, plus both a standard coffee maker and a Keurig. We also stock a small starter supply of body wash, shampoo, hand soap, dish detergent, laundry detergent, toilet paper, paper towels, and trash bags. It is enough to get you comfortably settled in rather than a full week’s worth, so please plan to bring whatever else your group will need for the rest of your stay.

Does every cabin have a hot tub?

Yes, all three have a private hot tub. Cloud 9’s sits under a pergola with long-range mountain views, Eagles Peak’s looks out over Watauga Lake, and Legacy View Lodge’s is on the covered lower deck, which makes it just as good in rain or snow.

Do the cabins have air conditioning and heat?

Yes, all three have air conditioning with ceiling fans, central heating, and a fireplace for cool evenings. Mountain nights run cool even in summer, so you may find you barely need the AC.

Is the WiFi good enough to work remotely?

Yes, all three cabins have high-speed WiFi, and Cloud 9 runs on Starlink. Plenty of guests work a day or two from the deck.

Are there TVs in the bedrooms, and what is there to do on a rainy day?

Yes, every cabin has multiple smart TVs with streaming apps included, and bedrooms at all three have their own TV. For a rainy afternoon there is a pool table and two game rooms at Legacy View Lodge, foosball and Xbox at Cloud 9 and Eagles Peak, board games, books, and a hot tub that is honestly better in bad weather.

Is there parking at each cabin?

Yes, free private parking at every cabin: three vehicles at Cloud 9 and Eagles Peak, and four at Legacy View Lodge, across the front of the home, in the carport, and on the gravel area beside it. Street parking is not permitted in the Misty Mountain community, so Legacy View guests should keep vehicles on the property. Eagles Peak has a steep driveway with a sharp switchback at the bottom, so trailers and boats park in the grassy area at the bottom or in the public lot by Dock B. The check-in questions ask which vehicles you are bringing so we can be sure everything fits.

What happens if the power goes out?

It is rare, but mountain storms happen. Cloud 9 and Eagles Peak both have standby generators, so the essentials keep running without you doing anything. Legacy View Lodge does not have a generator, and we would rather you know that ahead of time than be surprised.

Is there a fire pit, and is firewood provided?

All three cabins have a gas fire table on the deck, so you can have a fire going in about a minute with nothing to haul or light. Legacy View Lodge also has a wood-burning fire pit with Adirondack and log seating, and free firewood in the wood shelter as available. Eagles Peak has a wood-burning fire pit at the Nature Retreat just up the road, where firewood is not provided, so guests are encouraged to bring their own. At Cloud 9, the deck fire table is the fire feature.

What do we need to do before check-out?

Nothing complicated and no long checklist. The checkout instructions arrive the morning before your checkout day, and they are also included in the Important Information message you get right after booking, so you will have seen them well in advance.

What if we leave something behind?

It happens more than you would think. Let us know as soon as you realize and we will look. If we find it, we will ship it to the address you provide. There is a lost and found service fee (generally $35), shipping is only charged if we actually locate and send the item, and anything unclaimed after two weeks is donated.
